August 2, 2010; Measuring Your Home In Evergreen And ConiferBecause of the way Metrolist is set up (the Multiple Listing Service for us here in Evergreen, Conifer, Pine and Morrison; as well as for all of Denver and its surrounding areas), a homes’ square footage can very confusing. In Metrolist there is “square feet”, “finished square feet”, and “total square feet”; and the different web sites (such as Realtor.com, Homes.com, HomesInColorado.com, etc.) use different ones in their “square feet” display. In Metrolist they only count above grade space in the “square feet” display: So a home that has 1500 square feet above grade, and another 1500 square feet in a finished, walk-out basement will only be shown as having 1500 square feet on some web sites, but will be shown as having 3000 square feet on others. This is especially important in Evergreen and Conifer because so many of the homes here have finished walk-out basements; and in many case these basements are an essential part of the house. Often some, if not most, of the bedrooms are in these finished basements, and often so are the family rooms and entertainment rooms.
