The following is a list of most of the subdivisions in the Evergreen/Conifer/Pine/Morrison area. In general, North Evergreen tends to be a bit more expensive, with the easiest access to I-70 (and accordingly to Denver and to the major ski mountains). South Evergreen is generally considered the area south of Highway 74, and is slightly less convenient to I-70.  Conifer is south of South Evergreen, but still has easy access to Denver via 285.  Pine is still further south, and a bit more of a travel into Denver.  Morrison, right next to Red Rock, is east of Evergreen, and a very short commute to Denver via Highway 74. 

North Evergreen:

Circle K:  A smaller subdivision with prices from $400,000 to the mid $500,000; with recent sale prices spread evenly throughout.

Echo Hills/Bergen Park Estates: A medium size subdivision with prices from the mid $200,000 to the upper $400,000.  The bulk of the recent sales have been in the lower range.

El Pinal: A medium size subdivision with prices from the mid $200,000 to the low $400,000; with recent sales spread evenly throughout.

Evergreen West: A large subdivision with prices from $300,000 to $700,000, with a few even higher.  The majority of the recent sales have been between $350,000 and $500,000

Greystone Estates: A medium size subdivision with prices from the upper $300,000 to $700,000.  The bulk of the recent sales have been in the $500,000 to $600,000 range

Hidden Valley: A smaller subdivision with prices from the mid $200,000 to the mid $300,000. The bulk of the recent sales have been in the lower range.

Hiwan Country Club: A large subdivision with prices ranging from the mid $300,000 to well past $1,000,000. Lot sizes tend to range from ½ an acre to an acre, although there are a few townhouses in the subdivision.

Hiwan Hills: A larger subdivision with prices from the upper $200,000 to the mid $500,000, with a few higher. Lot sizes range from ½ an acre to an acre. The bulk of the recent sales have been from the upper $200,000 to the mid $400,000

Hiwan Village: A medium size subdivision with prices from the mid $200,000 to the mid $400,000.  The bulk of the recent sales have been in the lower range.

Hyland Hills: A larger subdivision with prices from $200,000 to the upper $300,000.  Recent sales have been spread out fairly evenly through that range.

Island at Hiwan: A medium to larger size subdivision with prices ranging from the low $600,000 to past $1,000,000. A gated community with the bulk of the lot sizes between ½ an acre to an acre.

Lodges At The Ridge in Hiwan: A smaller subdivision with prices from $400,000 to the upper $400,000

Promontory: A medium size subdivision with prices from the mid $500,000 to past $1,000,000.

Ridge at Hiwan: A larger subdivision with prices from the mid $400,000 to past $1,000,000. Lot sizes vary from ¼ of an acre to over an acre.  The majority of the recent sales have been between the mid $700,000 to the mid $800,000 range.

Saddleback: A medium size subdivision with prices from the mid $300,000 up to $1,000,000.  The majority of the recent sales have been between the mid $300,000 and $600,000

Soda Creek: A medium to larger subdivision with prices from the mid $400,000 to past $2,000,000. All lots are a minimum of 5 acres, and most are zoned for horses. The bulk of the recent sales have been in the upper $600,000 to well past $1,000,000.

Troutdale: A medium size subdivision with prices from the mid $300,000 to well past $1,000,000.  Most of the recent sales have been in the lower to middle price range.

Upper Bear Creek: A smaller subdivision with prices from the mid $800,000 to past $2,000,000

Wah Keeney: A larger subdivision with prices in the $200,000; some recent sales have even been below $200,000 

South Evergreen

Bear Mountain Vista: A medium to larger subdivision with prices from $300,000 to the upper $500,000, with a few past $1,000,000.  The recent sales have spread between $290,000 and $590,000.

Blue Creek: A smaller subdivision with prices from as low $300,000 to past $1,000,000. Most of the properties are on at least an acre.

Brook Forest: A larger subdivision with prices from the mid $200,000 to $400,000. Most of the properties are on at least an acre. The bulk of the recent sales have been in the lower part of that range.

Buffalo Park Estates: A small to medium size subdivision with prices from the mid $200,000 to $500,000. Most of the properties are on at least an acre. The bulk of the recent sales have been from the lower side to the middle of that range.

Evergreen Highlands: A medium size subdivision with prices from $300,000 to $600,000. The homes tend to be on at least 2 acres.  The bulk of the recent sales have been between $300,000 and $400,000.

Evergreen Hills: A small subdivision with prices from $200,000 to past $400,000.

Evergreen Meadows: A larger subdivision with prices from the upper $300,000 to the upper $700,000, with a few even higher. The homes tend to be on at least 2 acres.  The bulk of the recent sales have been in the $300-$500,000 range.

Evergreen Park: A larger subdivision with prices mostly in the $300,000 to $400,000 range.  The bulk of the recent sales have been evenly spread throughout that range.

Evergreen Valley: A smaller subdivision with prices ranging from $300,000 to $500,000.  Recent sales have been in the lower to middle range.

High Prairie/Cragmont: A larger subdivision with prices ranging from the mid $300,000 to the mid $500,000.  Recent sales prices have tended towards the upper part of that range.

Marschner: A smaller subdivision with prices the low $300,000 to $1,000,000.  The bulk of the recent sales have been in the lower range.

Marshdale Park: A smaller subdivision with prices from the mid $300,000 to the mid $400,000.  Recent sales have been in the lower range.

Mary N. Williams Estates: A medium size subdivision with prices generally from $300,000 to $500,000.  Recent sales have been in the lower part of that range.

Valley Hi: A medium size subdivision with prices generally in the mid $300,000 to the mid $400,000 range.  Recent sales have been evenly spread out in that range.

Westhaven Heights: A smaller subdivision with prices generally between $600,000 and $700,000.

 Conifer

Aspen Park: A medium size subdivision with prices generally in the low to upper $200,000.

Belle Meade: A small to medium size subdivision with prices starting at $500,000 and going over $1,000,000. This is a gated community with a minimum 10 acre lot size.  Recent sales have been throughout that range.

Black Mountain: A larger subdivision with prices starting below $200,000 and going all the way up to $500,000.  Recent sales have tended to be below $200,000 up to $300,000.

Conifer Meadow: A larger subdivision with prices tending to be from the upper $200,000 to $400,000.  Recent sales have been in the $300,000 to $400,000 price range.

Conifer Mountain: A larger subdivision with prices from the mid $300,000 to the mid $700,000, and a few even past $1,000,000. The homes tend to be on a minimum of 2 acres.  Recent sales have been spread throughout that range.

Conifer Park Estate: A small subdivision with prices from the mid $200,000 to the mid $400,000.

Douglas Ranch: A small subdivision (part in Pine) with prices generally between $500,000 and $700,000.

Evergreen Meadows: A larger subdivision with prices generally from the low $300,000 to the mid $500,000.  Recent sales have been evenly spread throughout that range.

Green Valley: A medium size subdivision with prices from the low $200,000 to the low $300,000.  Recent sales have been in the lower part of that range.

Kings Valley: A large subdivision with prices generally from the low $200,000 to the low $400,000 range. Lot sizes range from ½ an acre up to 2 acres.  Recent sales have tended towards the low part of that range.

Oehlmann Park: A small to medium size subdivision with prices generally from the low $200,000 to the low $300,000 range.

Shadow Mountain: A smaller subdivision with prices generally from the upper $200,000 to the low $400,000.  Recent sales have been in the lower part of that range.

Shiloh/Ramport/Piano Meadow: Three similar subdivisions bordering each other with prices generally from the low $300,000 all the way to $700,000.  Recent sales have been evenly spread throughout that range.

 Pine

Elk Falls Ranch: A smaller subdivision with prices generally from the low $300,000 to the low $400,000

Highland Pines: A medium size subdivision with prices generally from the low $200,000 to the low $300,000.  Recent sales have mostly been in the lower part of that range.

Mountain View Lakes: A medium to larger subdivision with prices from below $200,000 to the mid $200,000.  Recent sales have been in the lower part of that range.

Wandcrest: A medium size subdivision with prices generally from the mid $200,000 to the mid $300,000, and some prices below $200,000.  Recent sales have been in the lower part of that range.

Woodside: A smaller subdivision with prices generally from the mid $300,000 to the mid $500,000.

 Morrison

DoubleHeader: A small to medium size subdivision with prices generally from the upper $200,000 to the lower $400,000.  Recent sales have been evenly spread throughout that range.

Hilldale Pines: A larger subdivision with prices generally in the upper $200,000 to the mid $400,000 range.  Recent sales have been spread throughout that range.

Golden Meadow/Homesteader: Two small similar subdivisions bordering each other with prices generally in the mid to upper $400,000.

Pine Park/Peaceful Hills/Gem Park: Three similar small subdivisions bordering each other with prices generally in the mid $200,000 to the lower $400,000.  Recent sales have been evenly spread throughout that range.
